Today, most of the cities are suffering from worn-out structures that have created problems for the cities in various economic, social, managerial, physical and environmental dimensions. The existence of these problems and the lack of written and clear strategies regarding the management and planning for worn-out tissues have caused these problems to double. Therefore, among the types of intervention approaches in the aforementioned contexts, urban regeneration for the consideration of economic, social, physical, environmental, etc. combinations, compared to other approaches, provides the basis for moving towards a sustainable city. The purpose of this article is to evaluate worn-out tissues with an urban regeneration approach in the city of Miandoab, which was investigated with Morsi's descriptive-analytical research method. For this purpose, in this research, observation, library and questionnaire methods were used to collect the desired information, and SWOT-AHP combined method was used to analyze the findings, and FAHP method was used to rank strategies, and SMART PLS structural equation model was used to check the meaningful relationship between variables. . In order to measure the validity and reliability of the questionnaire, the pre-test and Cronbach's alpha coefficient were used and all the components of the research were confirmed. The results of the research show that the dominant strategy in the studied area is the aggressive type (SO), which with a score of 0.256 shows its superiority compared to other strategies. This strategy shows that the reconstruction of the worn-out fabric of Miandoab city is faced with many opportunities and strengths to overcome threats and weaknesses. The results of the structural equations show that the components of economic stability, transparency of laws and regulations, and inter-sectoral cooperation and interaction have a significant and favorable relationship with the development of partnership.
The city of Miandoab is no exception to this rule, and more than 240 hectares of it are worn-out and compacted. Despite this, the western part of the city has a low-quality rural fabric and is also in poor condition in terms of safety, stability, access, etc., and the eastern part of it includes the main area of the fabric, which is the central part of the city. The existence of these heterogeneous textures in the city level can face many challenges to the dimensions of desirable and sustainable development, and it is necessary and important to pay attention to its dimensions in different parts. Therefore, the purpose of this article is to evaluate the worn-out urban tissues with the approach of urban regeneration, and it follows the question of what is the condition of the worn-out tissue in the city of Miandoab and what are the most important aspects affecting its regeneration in the studied city? Indicators of economic stability, inter-sectoral interaction and cooperation, transparency of laws and regulations have a positive and significant effect on the development of participation in the direction of re-creating worn-out fabric. The variables of participation development have positive and significant effects on social livability, internal development and physical cohesion.
The method and nature of this research is descriptive-analytical and based on the purpose, it is applied. Library studies and field observation were used to collect the required information. In order to compile and evaluate the regeneration of worn out and heterogeneous tissues in Miandoab city, a list of internal factors (strengths and weaknesses) and external factors (opportunities and threats) was extracted in the form of Table No. 2. Then, with a survey of experts, experts and city managers, the set of above factors that were more preferable in the opinion of relevant experts were selected to enter the evaluation matrix of internal and external factors. Also, by combining SWOT with (AHP) inside the Expert Choice software, firstly, a pairwise comparison of each internal and external factor is done to determine the weight and rank of each factor to obtain the final score of the internal and external matrix. After performing the necessary calculations for the final weights of the factors, strategies and the final sensitivity analysis of the strategies were extracted in the above software and finally, based on the matrix of internal and external factors, the types of four strategies were determined and then their final ranking was done using the FAHP model. Also, in order to determine the significance of the variables, SMART PLS structural equation model was used.
Results and Discussion
Also, the sum of the findings in the above graph shows that the combination of two SWOT-AHP methods regarding the worn-out urban tissues of Meandoab is the dominant strategy of aggressive type (SO) and its score is 0.256. Based on the weight changes of the four main criteria in the Expert Choice software environment, the results show that the WT and SO strategies have the highest and lowest sensitivity, respectively, in the worn-out tissues of Miandoab city.
Structural equations, SWOT-AHP and AHPF have been used to analyze them. The results of the structural equations show that there is a meaningful and favorable relationship between the components of economic stability, transparency of laws and regulations, and inter-sectoral cooperation and interaction with the development of participation, and the development of participation as mediating variables has a greater impact on physical cohesion, social livability. And the internal development in the worn-out tissues of the city is studied, and the more the development of participation is discussed, the more its impact on other components will be. On the other hand, the results of the research showed that one of the major problems in the dilapidated fabric is the economic and social factor, which with a final score of (0.286) has more priority than other factors in the management discussion with a score of (0.274) and is the second problem. It is in front of the worn fabric in the city of Miandoab. In terms of physical and infrastructure, Miandoab is in the third place with a score of 0.267.
